Touring, motor home and tent pitches are situated in a sheltered touring area next to the sand dunes, providing fully serviced grass pitches with 16 amp electric hook-ups, chemical disposal point and easy access to the recently refurbished Toilet & Shower Block, Launderette and a well stocked shop. The bus stop into Newquay, St. Ives and Hayle is just outside the park.
Atlantic Coast Holiday Park caters for both seasonal and overnight business from customers and the park is open from March 1st until January 8th

Caravan and motor home pitches are situated on two areas of the park. One area is adjacent to the childrens play area and is suitable for caravans up to 22ft in length, and is ideal for keeping an eye on your little ones whilst playing. For those with larger caravans, up to 26ft in length, there is newly refurbished quieter area a little way away from the main facilities.

All pitches have their own water end 16amp electricity supply.

The amenities block has recently been refurbished to a high standard which includes central heating. There are four new family rooms which are fully tiled and include a cubicle shower, toilet and wash basin within the one room. We have an Elsan point, waste water disposal point and pot wash room which is accessible by those with mobility problems. There is also a disabled wet room which allows completely level access and is very spacious. There is a £10 fully refundable deposit for the amenity block key.

Pakefield >> Touring & Motorhome

The caravan park offers 12 hardstanding pitches for touring caravans and motor homes on what is a pleasant and exclusively developed touring area. Facilities include 16 amp electric hook ups, water points, Elsan Point with easy access to a brand new Toilet & Shower Block.

The development enjoys privacy from the rest of the park yet has the added advantage of being close to all the park's main facilities, local shops & amenitiesand Pakefield Beach.

Whitby Holiday Park is a 4* Holiday Park that offers great Caravan Holidays & facilities for Touring Caravans, Motorhomes & Seasonal Tourers, between Whitby & Robin Hoods Bay in North Yorkshire.

The Holiday Park welcomes customers on to its Touring Park. This cliff top area, with its great views of the North Sea & Whitby Abbey, has large grass pitches & 16 amp electric hook ups. The area is served by a recently refurbished Toilet & Shower Block & has access to all the park facilities.

Tens of thousands of people enjoy the freedom of leisure home ownership on holiday parks in Britain. The caravan will be yours to enjoy throughout the year whenever the park is open - for both short breaks and longer stays. There's no need to book ahead, and all your home comforts will be ready and waiting.

But before you commit, it's worth spending a few minutes understanding how holiday home ownership works, and what factors will help ensure that you'll get the most out of your purchase in the years to come.

Here are the answers to some of the questions you may already be asking - and others you might be glad we mentioned!

How far afield should I look?
To get the most out of holiday home ownership, many people choose a park location no further than two or three hours' drive from where they live.

When can I use my holiday home?
It is important to check the months of the year in which a park is open for you to use your holiday home. Some parks are open all year, but many close for two or three months in winter.

How can I tell if the park is right for me?
Visit several parks to get a feel for what's on offer. Some may also hire holiday homes, and you could consider a short break in order to better judge the park and surrounding area. If you wish, ask the park owner to introduce you to some existing owners for an informal chat about their experience.

What influences the cost of a holiday home?
Prices for a caravan holiday home or lodge vary up and down the country, and like conventional properties, location is a key factor influencing the cost - together with the range of facilities offered by the park, such as a pool or entertainment.

What's included in the price?
The quoted price will almost invariably include all of the carpets, furnishings, kitchen appliances and other basic equipment. If buying new, there may be options such as double glazing, upgraded central heating, decking or even a hot tub on the veranda to consider.

What else should I budget for?
If you are buying a new unit - as opposed to a holiday home already located on the park - check if there's extra to pay for having the unit transported from the factory, sited on the pitch, and "commissioned" (made ready for your occupation and connected to the utilities). Other costs to consider will be the annual pitch fee (what you pay for the right to occupy your pitch on the park), utilities such as water, gas and electricity, plus rates and insurance for your holiday home.

Will I be asked to sign a contract?
It's in your own interests to ensure that you sign a written contract (known as a "licence agreement") from the park. In fact, we would not advise going ahead with the purchase of a holiday home unless you have been provided with a written agreement - and have read, understood and are happy with its terms. Model contract terms can be reviewed here, but it is important that you review and are satisfied with the terms offered to you at the park of your choice.

What should I look for in the agreement?
Check especially how long the agreement runs for as this will lay down how many years you can keep your holiday home on the park. Ten years should be the minimum for a caravan holiday home, but the term may be longer - especially if you are buying a lodge. Also check the agreement for any park rules which might apply to you. For example, if you wish to sub-let, is this allowed? Are pets permitted on the park, and will this affect you? Will you have free use of park facilities such as a swimming pool?

What happens if I decide to sell?
Check the agreement for what will happen if you decide later to sell the holiday home or to move it off the park, and what the financial arrangements will be. The agreement should specify, for example, the amount of commission which may be applied to the selling price. The commission recognises the park owner’s interest in the land, and the transfer of the agreement rights to the new owner.

Is my holiday home just for leisure use?
Yes, most definitely. You can use your holiday home for short breaks and longer holidays, and some retired people spend many of the summer months in their second home. But it can not be used as your main residence as this would breach the park's site licence, and you would have none of the protection in law provided to occupiers of residential parks. Don't be surprised if the park asks you for proof (at the outset and at intervals in the future) that you have a permanent home address elsewhere. For more information, click here

VAT on holiday caravans to be levied at 5%

The Caravan Industry expresses profound relief as Treasury move preserves jobs

The NCC, the industry body that represents the UK caravan industry, has expressed profound relief at the announcement that Treasury is to shelve initial plans to levy VAT at standard rate on the sale of caravan holiday homes.
Instead of a tax hike to 20%, which would have added nearly £6K to the sale of an average caravan holiday home, Treasury today confirmed that from 1st March 2013 ‘static’ caravans will be VAT-rated at 5%.
The NCC’s Director General, John Lally, speaking shortly after the announcement, said: “Treasury and Ministers listened to our arguments. From the beginning, we upheld Government had underestimated the impact and overestimated the net revenue of imposing this tax. The NCC and BH&HPA working together put forward compelling evidence which clearly showed the potentially devastating effect this tax would have had on an industry that is crucial to the well-being of both domestic tourism and of British manufacturing.
“Without doubt, this move has saved thousands of jobs – and probably averted many business failures. With a united voice, industry worked to prove to Government that if people don’t buy caravans, a whole chain reaction is put in place, affecting a range of businesses, employment prospects in many deprived areas and last, but not least, British tourism receipts.
“We were very fortunate that Graham Stuart MP immediately saw the dangers and recruited MPs from across the House – and indeed across the UK - to support his efforts to avert this tax. This culminated in 77 MPs supporting his Early Day Motion in opposition of VAT at standard rate on caravans.
“What we have is a manageable increase for an industry that is in gradual recovery after the credit crisis. This move allows our industry to continue to provide a vital component to British tourism, to be competitive, to succeed.”
Editors’ notes
The NCC (National Caravan Council) is the UK trade body for the tourer, motorhome, holiday caravan and park home industries. It represents the entire industry supply chain, including amongst its members all major manufacturers, distributors, parks operators and a range of businesses that supply the industry.

It was announced in the 2012 Budget that, from 1 October 2012, VAT at 20 per cent would be imposed on caravan holiday homes. Caravan holiday homes have been zero rated for VAT since its introduction in 1973 (although VAT has always been applied on the 'removable items' within them, where applicable). The Government consultation was extended but closed on 18 May 2012.
KPMG, in association with CIL and Oxford Economics, were commissioned by the NCC and the BH&HPA to assess the economic impact of Government’s proposal to impose the VAT on the sale of new holiday caravans. More details on the findings of the Economic Impact study are contained in the joint NCC and BH&HPA press release of 21 May 2012.
The NCC and BH&HPA, in its consultation response put forward a number of robust economic and legal arguments against the proposal. Legal advice suggested that the new definition would give rise to new anomalies and litigation in the already complex area of VAT. Using Government’s suggested definition of British Standard BS3632 to define residential caravans (which are to remain nil-rated) is also fraught with difficulties.
